A 4,200 sq ft family home that basically lives outside – massive windows, natural ventilation, and a green roof that's more garden than rooftop. The clients wanted something that felt connected to the landscape, and honestly, we might've gone overboard in the best way possible.

12 floors of workspace that doesn't feel like a corporate prison. We fought hard for that atrium – it's basically the building's lungs.

Kitsilano Townhouse Complex

Six units that actually feel like individual homes, not cookie-cutter boxes. Each one's got its own character while the whole thing flows together. The challenge was fitting everything on a narrow lot without making it feel cramped – turns out vertical living can be pretty awesome.

Old brick meets new design. We kept the heritage bones and added contemporary guts – exposed beams, industrial lighting, and an open kitchen because honestly, watching chefs work is half the entertainment.

Richmond Net-Zero Campus

This one's our baby – a completely net-zero commercial building that produces as much energy as it uses. Solar panels, geothermal heating, rainwater collection, the works. Took us three years and way too many energy models, but it's finally producing more energy than it needs. The client's utility bills are basically non-existent now.

Turned a century-old warehouse into modern lofts while keeping everything the heritage folks care about intact. Those original timber beams and brick walls? They're the real stars here.

3,000 sq ft of pure luxury with mountain and ocean views that'll make you forget you're in the city. Custom everything – millwork, lighting, even the door handles. The client had opinions, and we had solutions.

Main Street Mixed-Use

Retail on the ground floor, offices upstairs, and residential on top – it's like a vertical neighborhood. The street-level storefronts fold open completely in summer, which has been a hit with the local businesses. Sometimes the best design just gets out of the way and lets the community happen.

Shaughnessy Contemporary

Clean lines and warm materials – concrete, wood, and lots of glass. The clients wanted something modern but not cold, which is trickier than it sounds. We basically built around the trees on the lot instead of clearing them.

1930s beauty that needed serious love. We kept all the original moldings, restored the hardwood floors, and snuck in modern mechanical systems without ruining the charm. The trick was making 21st-century comfort feel like it was always there. Also added a laneway house in back that totally respects the main home's vibe.
